Finance Manager

Overview

The primary responsibility of this position is to work with operations personnel to prepare and manage financial projections for new and existing real estate activities and to evaluate the financial results of existing operations. In addition, the position will assist with various analytical functions required within the division and will assist the corporate finance team to procure and manage financing from bank and institutional lenders for construction of new communities.

Responsibilities

  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
  • Perform financial analysis for properties under consideration for purchase and financial updates for current communities.
  • Manages the financial aspect of the Greenfolder process by preparation of vestacalcs, and other charts, graphs and reports as required
  • Prepare market analysis, assess values and prepare narrative reports for properties under consideration for purchase.
  • Manages the financial feasibility analysis for each of the Division’s acquisitions opportunities
  • Prepare underwriting proformas and related financial documentation for each asset acquired by Division
  • Maintain market analysis database for use in project feasibility analysis
  • Understand competitive market by visiting sites as required and collate and analyze competitive pricing, features, costs, etc.
  • Monitor market activity for pricing, value, absorption and trends.
  • Special projects as necessary, related to finance function.
  • Perform all other duties as assigned.

Qualifications

  • Two (2) years of experience handling, organizing and analyzing large volumes of financial data
  • Bachelor of Science or Arts degree required, preferred emphasis in finance or real estate
  • A thorough understanding of basic accounting reports including Balance Sheet, Income Statement and financial projections including cash flow analysis
  • Proficient in Microsoft Office applications, especially intermediate and advanced functions of Excel
  • Ability to understand concepts relating site development costs, home construction costs and community profitability
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Must have initiative and be able to achieve objectives with minimal supervision
  • Must be detailed-oriented and a problem-solver, able to deal with complex situations and large quantities of data
  • Ability to prepare presentation quality material
  • Ability to meet reporting deadlines
  • Interact well with co-workers
  • Comply with and implement company policies and procedures
